Maintenance Supervisor

 Our client is seeking to hire a Maintenance Supervisor to join our team at Viva at New Smyrna Beach! This new construction apartment community will have 188 units, and is located in New Smyrna Beach, FL.

The Lead Maintenance Technician is responsible for maintaining the property in a safe, attractive and comfortable condition. This individual will maintain relationships with other service staff, residents and vendors. Some key responsibilities will include providing the highest level of customer service, make regular inspections of grounds and buildings as part of a preventative maintenance plan, complete service requests and assist with the apartment make-ready process. The Lead Maintenance Technician reports directly to the Maintenance Supervisor.

Responsibilities will include but not limited to:  

•  Prepare vacant apartment homes for occupancy by making any necessary repairs
•  Complete work orders in occupied homes while providing fast, friendly service
•  Assists in organization and assignment of service work orders at the Maintenance Supervisor’s direction
•  Follow preventive maintenance guidelines
•  Maintain property grounds
•  HVAC, plumbing, electrical, appliance and all other service requests 
•  Team work to achieve property goals
•  Follow safety procedures
•  Assists in maintaining inventory, required company logs, orderliness, and safety of tools, equipment, supplies and maintenance shop
•  Assists with mentoring and training other grounds and maintenance technicians at the Maintenance Supervisor’s direction

• Facility Maintenance; 5 years in a similar industry with 3-5 years in a supervisory role
• Construction experience a plus
• Prior multi-family experience; preferably 2+ years
• Valid Driver’s License with auto insurance
• Hard worker with the ability to problem solve, experience with quality control, vendor/contract management
• HVAC Certified required
• CPO + CAMT highly preferred
• Excellent customer service with resident focus
• Experience leading a team while being a team player
• Extensive knowledge of plumbing, appliance repair, water heaters, a/c units, furnaces
• The ideal candidate will be mechanically inclined, be available for on-call purposes, and have the flexibility and ability to work weekends when necessary.
